New Granny Annexe built in Peterborough

Our recently completed annexe for our customers in Peterborough showcases some of the personal touches that can really make an annexe building stand out with some excellent design choices and bespoke features.

The original specification for this annexe was for a 45m2 building, featuring a large double bedroom with a huge walk-in wardrobe, a separate kitchen and a cosy lounge. Large French doors open up onto the garden providing wide-reaching views, bringing in plenty of light.

One key element of the design brief was to create an annex that had plenty of storage space. With this in mind, our designers got to work and set about configuring a building that truly met the requirements of the customer. A 4.59m2 walk-in wardrobe was incorporated into the layout, connected to the bedroom. Another bespoke feature was to include easy access to the shower room, with entry possible from both the bedroom and hallway.

We are always very happy to discuss bespoke requirements customers have for an annexe. Often special requirements are needed for mobility issues or particular lifestyle choices. We can usually configure the layout of an annexe to suit the needs and preferences of each customer and incorporate extra storage when wanted. Other requests customers often need is increased access for disabilities, ramps and handrails for wheelchair access, and the widening of doors, and shower rooms for improved access.

We have been specialised in the construction of annexes for over 10 years and so fully understand the needs of elderly clients and how those needs might change throughout the use of the building.

Also included in the project was a deluxe kitchen from Howdens’ Greenwich Range, with plain style door fronts in an elegant white with brushed chrome handles. Laminate Oak flooring was laid throughout, connecting the internal space and adding the feeling of light and spaciousness.

A common feature of all the annexes we build is to incorporate plenty of glazed areas in order to help create the feeling of light and spaciousness. The lounge area of this annexe benefits from 1.76 m French doors with dual fixed frame windows either side. Even with a smaller sized lounge, this can really help to open up space and make for a spacious building. Optional extras are also possible to further enhance a building such as bi-fold doors which can be a real benefit in the summer when you want to open up the doors and connect the indoor space with your garden.

The external design of this particular annexe takes on a more modern twist than some of our more traditional buildings. An off-white grey render creates a modern and stylish facade when combined with grey-blue windows, doors and matching fascia. This colour combination is really set off with the pitched roof of contrasting terracotta tiles. The whole building compliments the garden perfectly and looks really at home in its surroundings.

New Granny Annexe project in Berkshire

As spring slowly starts to appear, so do a number of new annexes built for our customers. We are especially proud of this fantastic mid-sized annexe with 38m2, a separate double bedroom and large open plan kitchen living space. Built for our delightful customers in Berkshire who were looking to move their parents into ancillary accommodation so that care and support can be provided, whilst still allowing them a degree of independence, allowing the whole family to spend more time together.

The annexe they chose was from our Islay range. Key features of this style of building include a pitched roof and an attractive L-Shaped design. This shape allows for a very functional layout, with a large double bedroom facing the garden and an open plan kitchen living space with large french doors opening onto the grounds. This style and size of annexe are perfect for a couple, offering the sort of space typical in a small bungalow or flat.

Construction and the building process

Because of the way our annexes are constructed using SIPs (Structurally Insulated Panels) the construction process is relatively fast. We aim to have most annexes built within 5-7 weeks, depending on weather and ground conditions. SIP technology means that a lot of the construction process occurs offsite in our workshop in Bedfordshire. Only once the panels are fabricated are they transported to be erected on site. This means minimum disruption for our customers and a building that is ready to move in to in a relatively short time.

The illustration above gives a good impression of how our annexes are constructed from the initial erection of the panels to the external waterproofing, roof and then the final render. SIP panels are one of the most thermally efficient forms of modern building construction and provide excellent insulation, providing a warm and cosy home in the winter and a cool efficient building in the summer.


 

Landscaping and patios

A popular optional extra that we can provide our customers is decking or patios. These external extras can offer the final touch to how your annexe works in your garden and can help to increase the usability of your home during the summer. Our decking options are either hard wearing composite decking in grey or redwood colour, or Winchester style, pressure treated wood decking. Patios are a great way to add additional outdoor space creating an area that can be used for seating and bbqs. Both options can help extend the usability of an annexe and connect the indoors with the outdoors.

Kitchen and shower rooms

All of our annexes come with a beautiful fitted Kitchen as standard from Howdens. We can offer a choice of styles with either the traditional Shaker style or more contemporary Greenwich design with flat surfaced sleek modern doors in a range of colours to suit every kitchen. We can also offer a range of ovens and hobs from AEG to compliment your new kitchen. (White goods can also be ordered through us at additional cost). Flooring provides our customers with a host of options, from beautiful engineered Oak boards (an optional extra) or laminate boards in a range of styles. All of these options mean you can design the perfect kitchen and make your kitchen suited to your personal taste.

Shower rooms also come as standard with all our annexes and come in a range of styles with a choice of aqua panels, white ceramic tiles, and vanity units. Upgrades such as towel rails and coloured ceramic tiles are also available. Wet rooms can also be installed at an additional cost which can provide greater ease of access.

New Granny Annexe project in Swindon

Another fantastic build completed, this time for a customer in Swindon. The family had recently decided to sell their own and their parent’s property, in order to pool resources and buy a larger plot with enough room to build an annexe in the grounds.

This can be a great solution for people who would like to build an annexe, but find that neither property has the required land in order to do so.

The family’s main motivation was to enable them to spend more time together as a family and to provide extra care and support as their parents reached an older age.

In order to facilitate the required accommodation, we designed a building that incorporated a large double bedroom, separate study area overlooking the garden and a large open plan living and kitchen area.

An important consideration when we build any garden building is the necessity to get as much light as possible into the building to create an airy and spacious building. In order to create this feeling of light and space, large double width French doors and a glazed gable end allow the sunlight to flood in meaning that the living room receives plenty of light all year round. A more unusual feature of this build was the addition of a study area. We were able to create a great little space to work from, that overlooks the garden, the perfect place to take care of emails or to enjoy a good book. We can also incorporate essential features for something more bespoke like a study, such as internet connection, a built-in desk or shelving and air conditioning for the summer.

At Granny Annexe we are always very happy to design our buildings to meet your exact requirements. We can add rooms such as studies, walk-in wardrobes, separate kitchens or spare rooms. Really the options are only limited to the space you have. Sometimes consideration needs to be taken into account regarding planning permission when building a 2 bedroom annexe. Planning authorities will need to see a legitimate reason for building 2 bedrooms such as there being 2 people using the annexe, or for medical reasons.

Granny Annexe case study – See one of our completed buildings built for a customer in Kent.

As always we are very happy to show off our completed projects. This large 9 x 5-meter annexe built in Kent showcases some of the fine attention to detail we install in all our annexes. Our customers in Kent were delighted with their new home and proud to show it off.

When writing to us, our customers declared that the building would be a ‘wonderful addition’ to their family. Due to health reasons, climbing stairs was becoming more difficult so the advantages of single-storey living were obvious.

They also wanted to have the added comfort and security of having their son and his family close by as they grew older, while retaining their independence as a couple and allowing space for both groups of the family.

Being a rectangular shape, space in the building is maximised, with plenty of room for a separate living room, kitchen area, bathroom with walk-in shower, study and double bedroom. Double French doors open up on the garden, giving a wonderful view from which to enjoy the garden and watch the grandchildren play.

Traditional cream render was used for the exterior, well complemented by wooden effect casement windows. We look forward to updating the photos once the garden is landscaped to show how well the annexe will sit in its location.

This building being one of our larger projects was able to comfortably fit a separated kitchen area from the main living space, while still offering a sense of open plan living through its clever design. The kitchen received an AEG ceramic hob and multi-function over. Stylish white units give a contemporary feel, set off by the black granite style worktops. Oak laminate flooring throughout adds to the feeling of luxury.

In our eyes, this is one of our favourite bathrooms we have created. Modern sleek grey tiles work fantastically with the black and white units, ample proportions allow for a large walk-in shower with plenty of storage options.

The living space was created with a focus on creating a feeling of space and providing plenty of light. In order to provide this, dual aspect windows were installed and a Velux skylight above the kitchen. Large double French doors provide easy access in and out of the annexe, whilst also allowing for further extended views.

Here, although unfurnished, you can get a sense of how well the living area works as a space, with plenty of light and ample room, yet still retaining a comfortable feel. This will be further enhanced by the customer’s decision to install an optional log burner, perfect for cosy winter evenings with their family.

Granny Annexe case study – See one of our completed projects built for a customer in Essex

At Granny Annexe we are always very proud to show off any new projects we have recently completed. This fabulous property, built for a customer in Essex is one we are delighted with and showcases some of the design options and fittings we can offer.

The customer contacted us as they were committed to building a home for their elderly mother. This was seen as the best alternative to a retirement village, allowing for care to be provided from home, while still offering independence and dignity.

This size of the building allows for a spacious and comfortable layout and is one of our most popular designs. With an L-shaped footprint and 8.00m x 4.75m there was plenty of space for a large double bedroom, open plan living room and bathroom with a capacious walk-in shower. Another priority of this building was to provide a  comfortable home that is all on one floor to help make moving between rooms as easy as possible. This is one reason why annexes are so perfect as accommodation for elderly relatives, who might have previously been struggling in a house with stairs, or who have relinquished the use of upstairs altogether.

This new home benefited from a number of design options that have helped to create an airy and light building for its new owners. Large French doors allow for easy access to the main living area and also provide plenty of light and a great view of the garden. As mobility is an important consideration, it is possible at a later date to add a ramp to the steps leading up to the entrance.

We can offer a number of exterior finishes to the homes that we build, giving our customers great control over how the building will look. Timber cladding is a practical and increasingly popular option and really suits the style of this type of building. Black cladding can be popular in many parts of England, with black-clad timber barns a common site in the east of England, so this helped to create a new building that sympathetically suited its local environment.

This all adds to the usability of your annexe allowing you to enjoy the garden and annexe from day one. We provide a complete turnkey service including all decorating, fittings and fixtures and of course, a beautiful kitchen. All of our kitchens come with quality appliances from AEG, including ceramic hob & splash back, multifunction oven and integrated fridge and dishwasher. It is possible to choose from a range of kitchen doors and worktops, sinks and lighting. We can help you every step of the way to design your perfect kitchen.

Flooring options are also possible, here our customer chose laminate oak wood flooring which gives a modern and luxurious feel to the kitchen, white kitchen units add to the prestige feel, creating a kitchen space anyone would be proud of.

With over 10 years experience building garden buildings in the UK we have a wealth of inspiration for construction ideas. Together with our customers we have designed and built some wonderful projects which we are delighted to share with you, and possibly inspire you to build your new annexe.

Spring/Summer is the perfect time for building, as the weather allows us to make great progress. A typical build time is 5 – 7 weeks, which means you could be enjoying the delights of your new property much sooner than you might think.

Our buildings can come in many different shapes and sizes, with vaulted roofs, or flat roofs, wood cladding or traditional render, bi-fold windows or French doors, the options allow for a great range of different designs.

This 1 bedroom property built with traditional white render and brick cornerstones is one of our most popular designs. The L-shape layout allows for a spacious feel, with a lounge, fitted kitchen and an ensuite bathroom with a double shower. What stands out most about this beautiful property is the amount of light and airiness achieved in each room, despite it being one of our smaller builds.

The owner of ‘Weaver Annexe’ has decorated it with white walls, accented with colourful furniture. This works great and gives the living room a spacious feel but still retains a cosy atmosphere.

This bigger property shows what can be achieved with a similar layout but slightly larger folding doors. Lighter window frames can add to the feeling of spaciousness.

Here is another L-shaped building, but with a different orientation. This design is perfect for when the garden is more narrow, but still provides a roomy feel. A slightly raised position has also allowed for a stunning decked terrace that overlooks the garden. Great for spending a sunny afternoon relaxing, or the perfect spot for a BBQ.

This very spacious 66m2 home in Cambridgeshire has a double bedroom, with a large bathroom and roomy dining room and lounge area. The large decking area can be reached via a ramp for easy access, perfect for enjoying the sun on a warm day. Velux skylights have been added to the roof to bring in further light, complimenting the large French doors.

A traditional feel has been created with the white render and light oak PVCu doors and windows. The price of the build also included groundwork and the removal of some tree stumps, as well as all electrics and plumbing.

Red cedar cladding is a popular option for many of our customers and it creates a clean contemporary feel to the exterior. Not all of our buildings are destined for the older generation, this stunning home was built for a daughter who wanted to live independently, but elude the high costs of buying a flat on her own. As a budding artist, the annexe was built with light and space a priority. To facilitate this we created a pitched roof, with ample glazing and floor to ceiling windows. Dark grey window frames added to the modern feel, to create a stylish and chic living space.

Sometimes a building just looks perfect in its surroundings. This long 1 bedroom ‘Arran’ compliments it’s beautiful garden, both are a real asset to the owners and shows how well our buildings can fit into a garden.

Vaulted ceilings can be used to great effect for bringing in light, especially when the gable end is glazed to the ceiling. This fantastic home built in South London is incredibly bright and airy, a real retreat from the hurly-burly of London. At 45m2, ample space is allowed for a modern open plan kitchen/lounge, double bedroom and walk-in cupboard and bathroom.

A feeling of space was high on this customer’s wish-list and this is provided in spades with the use of floor to ceiling windows. A modern white kitchen compliments the rest of the decor.

Flat roofs can also be a popular choice for some of our customers. Modern materials mean that the old days of a leaking flat roof are gone, just enjoy a warm, comfortable and well-insulated building. Flat roofs are increasingly popular for those after a more contemporary look, especially when paired with cedar cladding and dark grey window frames. This home features an especially large single pane of high performing insulated glass, perfect for making the most of your garden and for bringing ample light into the living space.

This new home was perfectly formed to meet the requirements of our customer. Our ever-popular ‘Islay’ includes a lounge/kitchen area, 1 bedroom and a fitted bathroom with an external area of around 34m2. This can help offer a traditional look and feel, with white render and brickwork, while still allowing light to flood in with its wide French doors and glazing. A small decking area means that a coffee can be enjoyed on the terrace overlooking the garden.

How big is a modern Granny Annexe compared to a more expensive Bungalow?

A question often asked by new customers is ‘how large’ are the homes we build in people’s gardens.

You might be pleasantly surprised to know that our buildings are probably larger than you think and represent excellent value compared to a similarly sized bungalow.

The question of ‘how large can I have my annexe?’ is only limited by the size of your garden and possible building regulations particular to your area.

Compare that to a similarly sized annexe built & decorated with kitchen, bathroom & lounge-diner in just 5-7 weeks for £72,475.08 inc VAT with no stamp duty! For many people part of the attraction of our buildings is the vast amount of money you can save compared to downsizing into a similarly sized bungalow.
