With over 10 years experience building annexes in the UK we have a wealth of inspiration for granny annexe ideas. Together with our customers we have designed and built some wonderful projects which we are delighted to share with you, and possibly inspire you to build your new annexe.

Spring/Summer is the perfect time for building, as the weather allows us to make great progress. A typical build time is 5 – 7 weeks, which means you could be enjoying the delights of your new annexe much sooner than you might think.

Annexes can come in many different shapes and sizes, with vaulted roofs, or flat roofs, wood cladding or traditional render, bi-fold windows or French doors, the options allow for a great range of different designs.

This 1 bedroom annexe built with traditional white render and brick cornerstones is one of our most popular designs. The L-shape layout allows for a spacious feel, with a lounge, fitted kitchen and an ensuite bathroom with double shower. What stands out most about this beautiful annexe is the amount of light and airiness achieved in each room, despite it being one of our smaller builds.

The owner of ‘Weaver Annexe’ has decorated it with white walls, accented with colourful furniture. This works great and gives the living room a spacious feel but still retains a cosy atmosphere.

This bigger annexe shows what can be achieved with a similar layout but slightly larger folding doors. Lighter window frames can add to the feeling of spaciousness.

Here is another L-shaped annexe, but with a different orientation. This design is perfect for when the garden is more narrow, but still provides a roomy feel. A slightly raised position has also allowed for a stunning decked terrace that overlooks the garden. Great for spending a sunny afternoon relaxing, or the perfect spot for a BBQ.

This very spacious 66m2 annexe in Cambridgeshire has a double bedroom, with a large bathroom and roomy dining room and lounge area. The large decking area can be reached via a ramp for easy access, perfect for enjoying the sun on a warm day. Velux skylights have been added to the roof to bring in further light, complimenting the large French doors.

A traditional feel has been created with the white render and light oak PVCu doors and windows. The price of the build also included groundwork and the removal of some tree stumps, as well as all electrics and plumbing.

Red cedar cladding is a popular option for many of our customers and it creates a clean contemporary feel to the exterior of any annexe. Not all of our annexes are destined for the older generation, this stunning annexe was built for a daughter who wanted to live independently, but escape the high costs of buying a flat on her own. A budding artist, the annexe was built with light and space as a priority. To facilitate this we created a pitched roof, with ample glazing and floor to ceiling windows. Dark grey window frames added to the modern feel, to create a stylish and chic living space.

Sometimes an annexe just looks perfect in its surroundings. This long 1 bedroom annexe compliments it’s beautiful garden, both are a real asset to the owners and shows how well an annexe can fit into a garden when designed well.

Vaulted ceilings can be used to great effect for bringing in light, especially when the gable end is glazed to the ceiling. This fantastic annexe built in South London is incredibly bright and airy, a real retreat from the hurly-burly of London. At 45m2, ample space is allowed for a modern open plan kitchen/lounge, double bedroom and walk-in cupboard and bathroom.

A feeling of space was high on this customer’s wish-list and this is provided in spades with the use of floor to ceiling windows. A modern white kitchen compliments the rest of the decor.

Flat roofs can also be a popular choice for some of our customers. Modern materials mean that the old days of a leaking flat roof are gone, just enjoy a warm, comfortable and well-insulated annexe. Flat roofs are increasingly popular for those after a more contemporary look, especially when paired with cedar cladding and dark grey window frames. This annexe features an especially large single pane of high performing insulated glass, perfect for making the most of your garden and for bringing ample light into the living space.

A modestly sized annexe, perfectly formed to meet the requirements of our customer. Our ever-popular ‘Islay’ annexe includes a lounge/kitchen area, 1 bedroom and a fitted bathroom with an external area of around 34m2. This annexe can offer a traditional look and feel, with it’s render and brickwork, while still allowing light to flood in with its wide French doors and glazing. A small decking area means that a coffee can be enjoyed on the terrace overlooking the garden.

How big is a modern Granny Annexe compared to a more expensive Bungalow?

A question often asked by new customers is ‘how large’ are the annexes we build in people’s gardens.

You might be pleasantly surprised to know that our granny annexes are probably larger than you think and represent excellent value compared to a similar sized bungalow.

The question of ‘how large can I have my annexe?’ is only limited by the size of your garden and possible building regulations particular to your area.

A typical bungalow of 35m2 for sale in our local area of Bedfordshire at this time costs approximately £275,000 (http://www.rightmove.co.uk/property-for-sale/property-69259226.html). Compare that to a similar sized annexe built & decorated with kitchen, bathroom & lounge-diner in just 5-7 weeks for £72,475.08 inc VAT with no stamp duty! For many people part of the attraction of building an annexe is the vast amount of money you can save compared to downsizing into a similar sized bungalow.

Granny Annexe Buckinghamshire

Granny Annexe Built in Buckinghamshire

Our Granny Annexes come in all sorts of sizes, so this 24.8m2 Granny Annexe built in Buckinghamshire is on the smaller size of what we can offer. The Granny Annexe has fitted cream kitchen units with black stone laminate worktops, which come with a brushed chrome sink, oven, extractor fan hood and a 4 electric ring hob – plus a smoke alarm.

There is a white, en-suite fitted bathroom suite which consists of a double shower, sink and toilet, plus a chrome ladder style radiator. The lounge area fits a sofa bed with lots of wall to ceiling storage and am office desk too. The internal walls of the Granny Annexe are fully-plastered and painted with matt white emulsion, giving a clean and modern finish.

All of our Granny Annexes come with laminate flooring as standard, where the customer chose a warm beige Oak hue. The pitched roof is tiled with real roof tiles and finished with black rain water guttering to complete the look. Underfloor heating for the lounge area and pressure treated timber steps were installed outside to the entrance of the Granny Annexe as extras to our standard features.

Granny Annexe Recently Completed in Wiltshire

We’ve recently finished building a Granny Annexe in Wiltshire for the Luker family, who needed a Granny Annexe so that their elderly mother could live closer and be cared for easily by other family members. The Luker family chose a pitched roof, rendered Granny Annexe, complete with a large bedroom, which fit a double bed and plenty of storage.

The spacious L-shape kitchen includes our standard style of white units with a black laminate worktop. We also provide an electric oven, stainless steel four ring hob, including a brushed chrome, modern extractor fan. The compact bathroom features a double shower, chrome heated towel rail, white vanity unit with hand basin and toilet.

Black Mini Stonewold tiles lined the pitched roof, where we also fitted black plastic rainwater guttering to the exterior and then rendered the Granny Annexe in cream, fire retardant render and the corners were lined with brick quoins. Two electric wall heaters were fitted in the lounge and bedroom, which come as standard with all of our Granny Annexes.

As our Granny Annexes are built using 100mm thick structurally insulated panels (SIPs), it means that they are extremely insulated and keep warm in the winter and cooler in the summer months. Our UPVC windows and door frames with double glazed glass are also very well insulated and strong.

L-shape Granny Annexe built in Ealing, London

In spring 2014, The Oughton family got in touch with us to book a free site survey appointment with one of our Surveyors. We visited the family and discussed our services and showed them our vast portfolio of previous Granny Annexe projects.

A couple of 3D designs later, the Oughton family were happy with their proposed floor layout and exterior design, choosing a neat L-shaped, white rendered, cottage-style Granny Annexe. The Oughton family also chose to view an existing Granny Annexe about 30 minutes away from their home. This gave them an idea of how their finished Annexe would look like and also to see our superb build quality.

We looked after the planning permission application on behalf of the customer, which costs an additional £1,672. This price includes all elevation drawings, location plans, full planning commentary and application, plus dealing with your Local Planning Authority (LPA) on your behalf until the final decision is made.

8 weeks later, planning permission was granted for the 48.5m2 sized Granny Annexe, where the construction began 3 weeks later. The customer cleared the garden and made sure that the ground was level, so that stage 1 of the build could begin. Our professional Granny Annexe build team prepared the concrete pad foundations, ready for the main shell of the Granny Annexe to be constructed.

In around a week’s time, the Granny Annexe was water tight on the windows and doors being installed. This means the build team could focus on tiling the roof, adding black plastic rainwater guttering. During this time, we also laid the armoured cable and pipework to connect the electricity and water from the main home.

Our qualified electricians then undertook the initial internal wiring work and fit all chrome light switches and pendant lighting, as well as the electric underfloor heating and electric opening Velux windows, which the customer chose during their site survey. The laminate flooring was also fitted, as well as the kitchen and bathroom suite.

Overall, the customer was extremely happy and couldn’t wait to move her belongings into the Granny Annexe, as well as buying all of her new furniture and gadgets to go into the kitchen.

Western Red Cedar Granny Annexe in Cambridgeshire

We have just finished a brand new Granny Annexe in Cambridgeshire, but this time it was clad in natural Western Red Cedar timber panels. Fitting in with its beautiful surroundings, the pitched roof Granny Annexe measures 11m x 4.50m and is 3.80m in height.

The spacious Granny Annexe was designed to have separate rooms instead of an open plan design. There is a kitchen, large lounge, bathroom complete with bath and shower, plus a bedroom with a magnificent view and a wall of wardrobes for extra storage.

When we visited the new Granny Annexe it was moving day so it was full of boxes, but we could see how much space the customer had for all of their belongings. Details wise, the customer chose light golden oak UPVC windows and door frames, natural oak laminate flooring and chrome light and wall fittings.

We looked after all aspects of the build, right from the ground works and foundations, right through to construction, all materials, glazing, decoration and laminate flooring. We also installed all electrics and lighting and the plumbing.

We often get asked whether our Granny Annexes can be designed with bath tubs installed, as most of our garden buildings tend to feature shower rooms. The answer is simply, yes.

Our standard bathroom suites are white gloss with chrome handles, which are easy to keep clean and look modern. We can also include baths for people with mobility issues or for people who are disabled. Walk in baths with a side door to get in and out of the bath are also available too, however this design isn’t within our standard range.

Our baths have mixer taps and fixed panel and gloss white Aqua panels. An electric shower can also be fitted above the bath onto the wall, for a shower/bath combo. Other standard features within our bathrooms are a W/C, wash hand basin with vanity unit and a heated chrome, ladder style towel rail.

Wall rails and grab rails can be installed in the bathroom to aid mobility and help people to get in and out of the bath or shower easily – shower seats can also be fitted too. We have also installed bath lifts for previous customers too, which enable you to be lowered into the bath by using a fabric band.

We recommend purchasing the following products from a reputable supplier to also help with moving in and out of the bath. These include items like leg lifters, transfer benches and bath seats. Stunning Granny Annexe built in Oxfordshire

Our recently completed L-shape Granny Annexe in Oxfordshire has a stunning Western Red Cedar timber front exterior. To comply with building regulations, the two sides of the annexe had to be rendered with fire retardant stone-coloured render.

The hi-specification Granny Annexe with bi-folding doors into the lounge/kitchen and dining area is very large, standing at 4.04m high and 67.34m2 area of floor space. The pitched roof is completed with Marley Rivendale slate roof tiles, and 5 Velux windows, one with a clever rain sensor fitted to the kitchen window.

The double bedroom has wall to ceiling storage space and wardrobes along one wall, and next door there is a bathroom with a double shower, heated tower rail and toilet, sink and vanity unit. The Granny Annexe also has a 7.75m2 office with additional storage and a 3.50m2 utility room too.

This Oxfordshire Granny Annexe has many luxurious touches including engineered oak flooring with underfloor heating throughout. Health and safety is always a main concern for us, so 2 security lights were fitted outside, plus a smoke detector and a separate heat detector in the kitchen.

Red Cedar Granny Annexe built in Kent

The Day family chose to build a Granny Annexe in the grounds of their home so that their mother could live independently, but also be on call if she required care or help. With chronic arthritis, the mothers condition was only getting worse, so her family were needed much more around her.

The 8.55m x 4.70m Granny Annexe needed to be warm, accessible and homely but also modern, so that the garden building fit in with its surroundings. Once planning permission was granted by their Local Planning Authority, the project was booked into our build schedule to begin construction 4 weeks later.

The Granny Annexe design has an open plan living room with a kitchen and dining area. Contemporary features such as 2 bi-folding doors and a large roof light bring in lots of natural light and wonderful views of the garden.

We looked after all aspects of the build, from the planning permission application through to the foundations, construction, flooring and even supplying the kitchen and a walk in bath. The flat roof Granny Annexe was painted in matt white emulsion and the skirting boards were painted in white gloss.

As standard, other features such as a heated towel rail, heat and smoke detectors, extractor fans and 2 electric heaters were all included in the total cost. Overall the Day family thought all aspects of our service, price, customer service and installation were great and would definitely recommend us to their friends and family.
