At Granny Annexe, we always take into account your needs – we put sockets and switches in places that are easy to reach, taps that turn on and off with minimal effort and windows that are low maintenance.
As part of the project we can install easy access baths and showers, rails and wheelchair ramps, if required. At a more fundamental level, every Granny Annexe we design starts from the principle that it has to be user friendly.
What we build with
All of our Granny Annexes are built using Structurally Insulated Panels (SIPs), which are produced in our own factory in Bedfordshire and are distributed all over the UK. The thick panels are formed using two sheets of Orientated Strand Board (OSB) sandwiching a rigid core of expanded polystyrene insulation board.
This means you’ll have a warm annexe in winter and temperate annexe in summer.
SIPs have higher insulation properties than standard brick built houses, so you’ll stay warm and cosy all year long. What’s more, because our Granny Annexes are so well insulated, heating costs stay around just £250 per year for heating and £150 per year for water heating.
The main advantage of building with SIPs is just how quickly we can get your Annexe ready to live in. From foundations to the final painting and decorating, your Granny Annexe can be built and completed, with keys handed over to you within 5-7 weeks.
SIPs are used widely within the construction industry for many types of buildings, and are becoming more popular as people become aware of their distinct advantages. They are the best means of economically achieving the new building standards being set by Part 6 of the Building Regulations, which now focus on the consumption of fuel and power in relation to building performance. This modern, technologically-advanced building system is perfect for Granny Annexe’s and garden homes.

How we build
At Granny Annexe® we provide a single point of contact to guide you through the straight forward process from product selection to installation, and to manage the entire project through to completion on your behalf. We are committed to 100% customer satisfaction and always aim to exceed your expectations.
Our project managers are friendly, knowledgeable and efficient, and you will always be kept informed of key dates and other important information to ensure a smooth installation and stress free experience with minimum disruption.
Week 1 – The heavy work begins. We’ll carry out all the ground work and install the foundations and drainage to form the base of your Granny Annexe.
Week 3 – We construct the building shell and the roof. The exterior panelling goes on; we undertake the initial electrics and plumbing and do all of the plastering.
Week 5 – The things that make a house a home; fitted kitchens and bathrooms are all installed. The flooring is laid throughout, as well as the skirting boards.
Week 7 – The final interior decoration is completed, then your Granny Annexe will be thoroughly cleaned before you are given the keys to move in.
Our team offer a free (postcode specific) no-obligation site survey at your home to assess the suitability of your garden to our products. We also provide a full planning service to deal with any planning permission or building regulation questions.
