How much does a typical Granny Annexe cost?

An annexe in the garden can be a very cost-effective way of enhancing your property and provide extra living space for relatives. With the typical costs of moving home being over £10,000, building an annexe could be a great option, especially if extra support and care are required as loved ones get older.

Typical annexes we build, start from £72,000 (view our Tiree range), for this, you will get a home that is ready to move into, with deluxe kitchen and shower room all fitted as standard.

The Tiree is a one-bedroom open-plan building, that despite its more compact dimensions, still offers a great deal of space and light due to its clever configuration and large French doors that bring in plenty of light.

Depending on the region you live in you will find that building an annexe is usually a lot cheaper than a comparatively sized flat or bungalow, especially when you take into account all of the other factors that are associated with downsizing, such as stamp duty, legal fees, moving costs. Plus an annexe is cited as being one of the best ways to add value to your property, as many home buyers are looking for an annexe or similar building for elderly care, or the possibility of providing a home office.

Our most popular annexe range is the Islay, a superb building that has character in abundance. Starting from £87,500, the Islay boasts 34m2 of living space, with a separate ensuite shower room, plenty of storage space and a roomy open plan living room kitchen area. The L-shaped layout allows for a greater feeling of space, with wide French doors opening up onto your garden.

As well as being complete turnkey buildings, we also offer the option of allowing us to take care of the whole planning process. All garden annexes need to go through planning, as they are ancillary to the main house and are to be lived in full-time. Some companies suggest that schemes such as the ‘Caravan Act’ will suffice, but we do not recommend this as it may cause problems down the line if neighbours flag up issues, or if you come to sell the property, our annexes are properly built homes with solid foundations, passing strict building regulations, so are far removed from a moveable building as required in the Caravan Act.

We can submit an application on the client’s behalf at an additional cost of £1954.00 inc VAT.  This includes creating the scaled drawings, planning statement and liaising with the case officer until the decision.

One of the key unique selling points of our annexes is that each annexe we build is bespoke, so while we offer a range of annexe styles as a starting point, each annexe can be modified and designed to meet your unique requirements. This means that we can build annexes that fit into challenging garden spaces, have a more modern or traditional feel, have a range of external finishes, such as cedar cladding, painted render, or cedral cladding, and can be configured internally to meet any mobility issues or preferences.
