L-shape Granny Annexe built in Ealing, London

In spring 2014, The Oughton family got in touch with us to book a free site survey appointment with one of our Surveyors. We visited the family and discussed our services and showed them our vast portfolio of previous Granny Annexe projects.

A couple of 3D designs later, the Oughton family were happy with their proposed floor layout and exterior design, choosing a neat L-shaped, white rendered, cottage-style Granny Annexe. The Oughton family also chose to view an existing Granny Annexe about 30 minutes away from their home. This gave them an idea of how their finished Annexe would look like and also to see our superb build quality.

We looked after the planning permission application on behalf of the customer, which costs an additional £1,672. This price includes all elevation drawings, location plans, full planning commentary and application, plus dealing with your Local Planning Authority (LPA) on your behalf until the final decision is made.

8 weeks later, planning permission was granted for the 48.5m2 sized Granny Annexe, where the construction began 3 weeks later. The customer cleared the garden and made sure that the ground was level, so that stage 1 of the build could begin. Our professional Granny Annexe build team prepared the concrete pad foundations, ready for the main shell of the Granny Annexe to be constructed.

In around a week’s time, the Granny Annexe was water tight on the windows and doors being installed. This means the build team could focus on tiling the roof, adding black plastic rainwater guttering. During this time, we also laid the armoured cable and pipework to connect the electricity and water from the main home.

Our qualified electricians then undertook the initial internal wiring work and fit all chrome light switches and pendant lighting, as well as the electric underfloor heating and electric opening Velux windows, which the customer chose during their site survey. The laminate flooring was also fitted, as well as the kitchen and bathroom suite.

Overall, the customer was extremely happy and couldn’t wait to move her belongings into the Granny Annexe, as well as buying all of her new furniture and gadgets to go into the kitchen.

Red Cedar Granny Annexe built in Kent

The Day family chose to build a Granny Annexe in the grounds of their home so that their mother could live independently, but also be on call if she required care or help. With chronic arthritis, the mothers condition was only getting worse, so her family were needed much more around her.

The 8.55m x 4.70m Granny Annexe needed to be warm, accessible and homely but also modern, so that the garden building fit in with its surroundings. Once planning permission was granted by their Local Planning Authority, the project was booked into our build schedule to begin construction 4 weeks later.

The Granny Annexe design has an open plan living room with a kitchen and dining area. Contemporary features such as 2 bi-folding doors and a large roof light bring in lots of natural light and wonderful views of the garden.

We looked after all aspects of the build, from the planning permission application through to the foundations, construction, flooring and even supplying the kitchen and a walk in bath. The flat roof Granny Annexe was painted in matt white emulsion and the skirting boards were painted in white gloss.

As standard, other features such as a heated towel rail, heat and smoke detectors, extractor fans and 2 electric heaters were all included in the total cost. Overall the Day family thought all aspects of our service, price, customer service and installation were great and would definitely recommend us to their friends and family.
